1. Acceptance of Terms

By accessing and using Find Accommodation ("the Service"), you accept and agree to be bound by the terms and provision of this agreement.

2. Service Description

Find Accommodation is an advertising platform that connects property owners with potential guests seeking holiday accommodations across South Africa. We provide a marketplace for property advertising with a commission-based fee structure. Our platform handles guest inquiries and coordinates bookings on behalf of property owners, charging a commission fee only on successful bookings.

2.1 Commission-Based Advertising

Property owners can list their properties with no setup costs. A commission fee is applicable only on successful bookings. Find Accommodation handles guest communication, booking coordination, and payment collection, then distributes payments to property owners after deducting the commission fee.

2.2 Multiple Listings

Property owners may list multiple properties with no limit on the number of listings.

2.3 Media Management

Property owners can upload multiple images per listing (up to 10 images) and organize their media library with categories for reuse across listings.

3. User Accounts

3.1 Registration

To use certain features of our Service, you must register for an account. You agree to provide accurate, current, and complete information during registration.

3.2 Account Security

You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

4. Host Responsibilities

4.1 Property Listings

Hosts must provide accurate and complete information about their properties, including descriptions, amenities, pricing, and availability.

4.2 Legal Compliance

Hosts are responsible for complying with all applicable laws, regulations, and tax obligations related to their property rental activities.

4.3 Direct Communication

Hosts are responsible for all communication, booking arrangements, and payment processing with guests. Find Accommodation is not involved in these transactions.

5. Guest Responsibilities

5.1 Direct Contact

Guests must contact property hosts directly for all booking inquiries, availability, and payment arrangements. Find Accommodation does not process bookings or payments.

5.2 Property Care

Guests agree to treat the property with respect and comply with house rules established by hosts.

6. Marketing and Promotion

By listing your property on Find Accommodation, you grant us permission to advertise and promote your listings across various platforms to maximize visibility and booking potential.

6.1 Third-Party Platform Advertising

You explicitly consent to having your property listings advertised on third-party platforms including, but not limited to:

  • Facebook
  • Instagram
  • Other social media platforms
  • Partner websites and travel platforms
  • Digital marketing channels

This advertising may include images, descriptions, pricing, and other details from your listings. You understand and agree that Find Accommodation may use your listing content for promotional purposes across these channels.

6.2 Booking Coordination

Find Accommodation handles all guest communication and booking coordination on your behalf. When inquiries or bookings are generated through our marketing efforts, we will manage the process and notify you of confirmed bookings.

6.3 Right to Opt Out

If you do not wish for your listings to be advertised on third-party platforms, you may opt out by contacting us. However, please note that this may reduce the visibility and booking potential of your property.

7. Advertising Fees and Payments

Find Accommodation operates on a commission-based model. There are no setup costs or monthly subscription fees.

7.1 Commission Structure

A commission fee is charged only on successful bookings. The commission rate is clearly displayed on our advertising page and agreed upon when you list your property. No commission is charged for unsuccessful inquiries or listings that do not result in bookings.

7.2 Payment Processing and Timing

Find Accommodation collects payments from guests on behalf of property owners. After deducting the commission fee, the remaining amount (property owner's portion) is paid to the property owner professionally after the guest's stay is completed. This ensures that all booking terms are fulfilled and any potential issues can be resolved before payment is released.

7.3 Payment Schedule

Property owner payments will be processed and distributed within a reasonable timeframe after the guest's checkout date, following confirmation that the stay was completed successfully. Payment schedules and methods will be communicated to property owners separately.

8. Notifications

Property owners agree to receive email notifications regarding:

  • New booking inquiries
  • Booking confirmations
  • Cancellations and modifications
  • Payment confirmations
  • Marketing updates and platform news

9. Booking and Cancellation Policies

All booking terms, cancellation policies, and payment arrangements are managed through Find Accommodation. The platform coordinates bookings and communicates with guests and property owners on behalf of both parties.

10. Prohibited Uses

You may not use our Service for any unlawful purpose or to solicit others to perform unlawful acts. You may not:

  • Post false, inaccurate, misleading, or fraudulent content
  • Violate any laws or regulations
  • Infringe upon the rights of others
  • Transmit viruses or other harmful code
  • Spam or harass other users

11. Limitation of Liability

Find Accommodation acts as an advertising and booking coordination platform. While we strive to provide accurate information and quality service, we are not liable for property conditions, quality of accommodations, or disputes that may arise between hosts and guests. We facilitate bookings and communication but do not guarantee the accuracy of listing information or the conduct of either party.

12. Intellectual Property

The Service and its original content, features, and functionality are owned by Find Accommodation and are protected by international copyright, trademark, and other intellectual property laws.

13. Modifications to Terms

We reserve the right to modify these terms at any time. We will notify users of significant changes via email or through the platform.

14. Termination

We may terminate or suspend your account immediately, without prior notice, for conduct that we believe violates these Terms or is harmful to other users or us.
